How stress testing works
Stress Rate
Lenders test your mortgage against a higher rate than the actual product rate — typically 5.25%–7.00% — to ensure you can afford payments if rates rise.
Rental Cover (ICR)
The interest coverage ratio. At 125% ICR, rent must cover 125% of stressed monthly interest. Higher-rate taxpayers typically face 145%.
5-year vs 2-year
Most lenders stress 5-year fixes at a lower rate — giving you more borrowing power than a 2-year fix.
HMO / MUFB / Holiday Let
Lenders don't use gross rent directly. HMO and MUFB apply deductions for voids and management; holiday let lenders assess income at ~70% annual occupancy.
Rent adjustment guide
Deductions are applied to gross rent before the stress test — they reduce the effective loan available relative to the headline rent.
